We have found a property that you wish to make an offer on. Congratulations! We have many steps to complete before we can officially congratulate you.
Our team will research the property so that you are aware of all details. Seller's declaration, deeds, any leans, how long the property has been on the market, if there have been price revisions, as well as how long the seller has been the owner for.
Our team will draft an offer to purchase on OACIQ documents for your protection. We will complete each page with diligence and the upmost professionalism.
Our team will review all possible conditions with you (financing, inspection, revision of documents, closing date, inclusions etc...)
There are 3 possible outcomes of the offer process :
We make the offer and it is accepted.
We make the offer and we receive a counter offer.
We make the offer and it is rejected ( Return to step number 1 )
Congratulations, an offer has been accepted and all terms have been agreed upon! We must not fulfill all conditions, or walk away from the sale before the condition delay expires.
Our team will guide you through every step of the way. If you have any issues with mortgage financing, our trusted mortgage brokers will be able to help. Should there be issues with the inspection report, we will discuss them together and be able to guide you to other professionals such as foundation experts, roofers, plumbers, electricians etc...

Congratulations, all conditions have been lifted! We are now one step closer to you obtaining the keys to your new property!
To prepare for the closing, you will need to hire a notary. If you do not have a notary, we will be happy to guide you to our trusted contacts.
Keep in mind that you will need to contact: insurance broker, moving company, hydro Quebec, reserve the elevator (if purcahsing a condo), locksmith to change locks. Our team is happy to help you find the right contacts for each of these. Working with us means you have access to many trusted professionals.
